This APR calculator takes your loan amount, stated interest rate, total fees, and loan term to compute the effective annual cost of borrowing. It adds all fees to the loan cost, then solves for the rate that equates the present value of all payments to the net amount you actually receive (loan amount minus fees).

For example, a $250,000 mortgage at 6.25% interest with $7,500 in origination fees and closing costs over 30 years has a monthly payment of $1,539. But because you effectively only received $242,500 (after fees), the APR calculator shows the true annual cost is 6.52% — not 6.25%.

This difference matters when comparing lenders. The APR calculator levels the playing field by converting every offer into a single comparable number that accounts for both rate and fees. A lower APR always means a lower total cost — assuming you hold the loan to maturity.

Time Horizon

Compare Apples

Only compare APRs for loans with the same term length.
