How This IRR Calculator Works
The internal rate of return is the discount rate at which the net present value of all cash flows — both the initial investment and future inflows — equals zero. This IRR calculator uses the Newton-Raphson iterative method to solve for that rate, converging to a precise answer in milliseconds.
For example, suppose you invest $50,000 in a rental property and expect net cash flows of $8,000, $9,000, $10,000, $11,000, and $55,000 (including sale proceeds) over five years. The IRR calculator determines the annualized return that ties those cash flows back to your initial outlay — in this case roughly 18.4%.
Alongside the IRR, the calculator reports the NPV at a 10% discount rate, total cash inflow, and a return multiple. The return multiple is simply total inflows divided by the initial investment — anything above 1.0x means you got your money back and then some.
