Free IRR Calculator Online

Use this free IRR calculator to find the internal rate of return on any investment or project. Enter your initial outlay and up to 10 years of expected cash flows, then see the annualized return rate that makes the net present value equal to zero.

Internal Rate of Return

How This IRR Calculator Works

The internal rate of return is the discount rate at which the net present value of all cash flows — both the initial investment and future inflows — equals zero. This IRR calculator uses the Newton-Raphson iterative method to solve for that rate, converging to a precise answer in milliseconds.

For example, suppose you invest $50,000 in a rental property and expect net cash flows of $8,000, $9,000, $10,000, $11,000, and $55,000 (including sale proceeds) over five years. The IRR calculator determines the annualized return that ties those cash flows back to your initial outlay — in this case roughly 18.4%.

Alongside the IRR, the calculator reports the NPV at a 10% discount rate, total cash inflow, and a return multiple. The return multiple is simply total inflows divided by the initial investment — anything above 1.0x means you got your money back and then some.

When to Use an IRR Calculator

Private Equity / VentureTarget 15-25%
Capital Budgeting Projects> WACC (8-12%)
Startup Exit PlanningTarget 20-30%+

Compare the IRR to your cost of capital or hurdle rate. If the internal rate of return exceeds your minimum acceptable return, the project is worth pursuing.

3 Things to Know About IRR

Timing Matters

Unlike simple ROI, the IRR calculator accounts for when each cash flow occurs. Receiving $50,000 in year 2 versus year 5 dramatically changes the internal rate of return — earlier cash flows mean higher IRR because your money is returned sooner.

Multiple IRRs

When cash flows alternate between positive and negative more than once, multiple IRR solutions may exist. In such cases, the NPV method or modified IRR (MIRR) gives a clearer picture. This IRR calculator finds the most common solution near typical return ranges.

Compare to NPV

While IRR gives a single percentage for easy comparison, NPV tells you the dollar value a project adds. Both metrics appear in this calculator. Use the IRR to rank projects and the NPV to understand the absolute value each one creates.

Frequently Asked Questions

Disclaimer: This IRR calculator is for educational and illustrative purposes only. It assumes cash flows occur at the end of each period and uses the Newton-Raphson method, which may not converge for unconventional cash flow patterns. Actual investment returns depend on market conditions, taxes, and fees. Consult a licensed financial advisor before making investment decisions.
