How This Rental Property Calculator Works

The rental property calculator models a complete rental investment by computing the mortgage payment, then subtracting all operating expenses from gross rental income. It accounts for vacancy loss, property management fees, maintenance, insurance, and property taxes to give you a realistic cash flow picture.

For a $280,000 property with 25% down at 7% over 30 years, the mortgage payment is about $1,397/month. If gross rent is $2,200 with 7% vacancy, 10% management, $250 maintenance, $150 insurance, and $200 property tax, the rental property calculator shows roughly $49/month net cash flow.

The bar chart compares total income against total expenses, making it easy to visualize where your money goes each month. The rental property calculator also shows cap rate and cash-on-cash return so you can compare this deal to other investment opportunities.

3 Rules for Screening Rental Deals

The 1% Rule

Monthly rent should be at least 1% of the purchase price. A $200,000 property should rent for $2,000 or more. The rental property calculator shows whether a deal passes this quick screening test.

The 50% Rule

Operating expenses (excluding mortgage) typically consume about 50% of gross rent. On $2,000/month rent, budget $1,000 for expenses. If the remaining $1,000 does not cover the mortgage, cash flow will be negative.

Break-Even Ratio

Total expenses (including mortgage) divided by gross rent should stay below 85%. Above 85%, even a small vacancy spike can turn cash flow negative. The rental property calculator helps you evaluate this ratio for every deal.
